ADVANTAGES
The Gulf States say oh look there is a country in this region called Israel amazing its been here 60 years and we didnt even know it existed for all this time.
Israels leaders will get lots of nobel prizes.
DISADVANTAGES
We loose all Judea & Samaria, the capital is divided, we loose the Golan Heights, we loose all settlements.
Any deals cannot be a simple withdraw to the 1949 ceacefire lines which are impossible to defend but for peace we turn a blind eye to reality.
Jerusalem cannot be divided for practicality and morral reasons.
How can we move nearly 250,000 jews from the Yeshe just like that and what about the big settlements which are towns in terms of population.
The Golan - strategicly important for military reasons radar & missles doesnt mean that ground warfare and strategic high ground are not important anymore.
It will mean rehousing 30,000 jews who live on Israels most peaceful border and they will be replaced by 500,000 Syrians who Assad intends to flood the Golan with creating a potential Gaza in the north and Assad will have plausable deniability over any terrorism.
We will have to try find new homes & jobs for 30,000 jews and after 3 years we still havn't found homes and jobs for 8000 Gaza jews.
It would cost tens of billions of dollars ( before the unemployment problems )
Even if the American pay some Israel will pay the majority and it's uinlikley America will be to generous based on the current economic climate.
taxpayers will be financing it for a decade or more.
Assad wants access to Kineret waters as well as the Golan.
Apart from the ocasional flare up with Hizbullah Lebanon is not a huge problem and territory is still more useful that paper.
The palestinians are not united and just because Fatah agrees to something doesnt mean Hamas or other groups will accept.
There is no garuntee the palestinians a few years down the road dont say we want more or we want an intefada.

While it might be worthwhile if Saudi Arabia can actually lead the rest of the Arab World towards such acceptance, does Saudi Arabia still have the clout to fulfill their end of such a deal? Giving up those lands formally without a virtual guarantee of normalised relations and peace would be incredibly foolish.

On 29/11/2006, Perez said we should think of the Arab Peace Initiative as good basis for negotiation after the second Lebanon war. The Gulf war of 1991 initiated Madrid peace talk, as did the 1973 war.
